Although it often feels as though buildings spring up overnight, there are strict building requirements and regulations that need to be adhered to. Every architect should be aware of these regulations, preparing a fire safety strategy for a building as part of these strict rules. This requirement is set out in Regulation 38 – This regulation requires that fire safety information be provided by a person carrying out work. This information should include details of all fire safety precautions and design assumptions to allow effective maintenance of the building.

This means that no project, extension or material change of use should be given a completion certification by a Building Control Officer or Approved Inspector without the regulation.
